Fall Arrives in Sandbridge
Fall has officially arrived in Sandbridge. The pace is beginning to settle after a busy summer, but our community has had plenty to celebrate.
A Strong Finish to the Community Event Season
The Pig Pickin' was another very successful gathering, bringing neighbors and friends together for one of Sandbridge's favorite traditions. Thank you to the Sandbridge Booster organizers and volunteers, sponsors, and everyone who came out to support the community.
The Baja Surf Classic was also a great success. The event brought surfers, families, and spectators together and offered another reminder of how much the ocean and surfing culture remain part of Sandbridge's identity.
The First Nor'easter of the Season
Our first nor'easter of the season has arrived, bringing the familiar mix of wind, rain, rough surf, and higher water. It is a timely reminder for owners to secure outdoor furniture, check drainage areas, and keep an eye on conditions around their properties.
Even with the change in weather, fall remains one of the best times to enjoy Sandbridge – quieter beaches, warm water, and a little more room to slow down.
On the real estate front, we have seen an increase in activity. Notably there were two properties priced very competitively that went "under contract" within a few weeks. 2933 Sandfiddler was listed for $1,000,000 (Pending) which is less than the market value of the land and 2737 Sandfiddler (Pending) which is move-in ready at $1,300,000 on the semi-oceanfront. I believe these properties represent a slight reset in market values in Sandbridge for single family homes.

Mortgage rates remain volatile, but we are starting to see a few encouraging signs. Rather than trying to perfectly time the market, focus on the right home, the right payment, and the right financing strategy. There are still opportunities in today’s market. Below are the National Average mortgage interest rates. Contact me so I can provide a more accurate quote. Rates fluctuate are based on credit, loan to value, product, and occupancy.
Community events coming up: The Fall Clean Up and the Sandbridge Beach Civic League Octoberfest-both held on October 4th. The Clean Up starts at 1pm (meet at Little Island Park-Shelter 1) and the Octoberfest starts and 4pm at the Baja (Members Only). Not a member yet? No problem, you can become a member at the event.
Enjoy the fall and don’t forget if your visiting Sandbridge come by and say hello!
Aloha,
Pat
