     Summer is coming to an end, but it certainly does not mean the weather. September can be one of the best months of the year in Sandbridge, cooler nights and warm days! Just around the corner is the 32nd Annual Pig Picking. Let me know if you need tickets, I have them available at my office. Speaking of the office, I am really enjoying the new location (3713 Sandpiper Rd) and clients love being able to drop by without leaving the island. Also of note, check out the new “quick search” feature on front page of SandbridgeHouses.com, a very quick way to view listings in Sandbridge.

     Real estate sales continue to move forward with several higher end sales and several at the entry level with very short times on the market. The properties at 2940 Sandpiper, 2712 Sandfiddler, and 2361 Sandfiddler represent the high end with average sales price of $1,136,400. Sales at 2960 Sandpiper, 2884 Bluebill, and 309 Back Bay Crescent had average market times of less than 18 days. See links for detail on these homes as well as condo sales within the last month.

     I also feel we are entering into a period of real estate in Sandbridge where homes with good rental history are being priced at a level that is creating interest from investors. The past few years most investors have pursued foreclosures that required repairs or renovations. There are properties now for sale that are not distressed and produce gross rental income that, depending on down payment, can offer positive cash flow.
