I have compiled the data for the first six months of sales in Sandbridge Beach. The first spreadsheet below compares 2009 to 2008. (Click spreadsheet to enlarge)

Regarding the sales comparison please note that the reason for the increase in non-oceanfront average sales price is due to a high end sale that closed for $1,716,200. Oceanfront property values have been adversely affected due to two bank owned sales that were significantly below market value. The other note I wanted to add, was that we have had several closings in July which will improve the overall numbers for 2009.
