     This year’s July 4th celebration was a great success. The boat parade and fireworks show at the Mill Pond capped a wonderful beach day with family and friends. Go to Boat Parade & Fireworks Photos to check out some of the decorated boats and a sample of the show.

     As I always do with the July issue of this newsletter I put together the Sandbridge Beach real estate statistics for the first six months of the year. As I suspected, the numbers support a significant increase in both number of sales and volume. The only negative on the chart is the median sales price for non-oceanfront property, which I attribute to the number of sales in the most affordable segment of the market which had a good selection of inventory. One note regarding condo sales, these numbers are a little skewed due to a high-end sale of $1,070,000 for a penthouse unit at The Sanctuary.

     I attribute the rise in oceanfront prices to the fact that there have been no foreclosures or short sales in this segment year to date. As of this publishing, we have 7 houses and2 condos “pending”. June sales consisted of 5 houses and 1 condo – see link for details and sold prices. These numbers seem to support that the Sandbridge Beach real estate market is stabilizing and interest in the community is on the rise.

     As summer 2012 rolls by, I hope everyone gets a chance to swim in the ocean, play in the sand and appreciate our family, friends and those that continue to fight for our country and keep us free!
