SBH Real Estate Newsletter July 2014I cannot believe we are already half way through the year. The expression “time flies” seems to pick up speed as the year moves along. July started with a bang not only from the fireworks but with Hurricane Arthur as well. Fortunately, it came through the area quickly with very little damage. Pig Picking tickets have arrived at the office, so if you would like some reserved for you just shoot me an email or call. The event is scheduled for September 6th at Little Island Park. Tickets are $35 and children 10 and under are FREE. All proceeds go to the Sandbridge Volunteer Rescue Squad. It’s always a great time!

As I always do for the July addition, I have put together the real estate statistics for the first six months of this year and compared them to last year at the same time.

1st 6 Months 2013 vs 2014

As you can quickly see we are behind in most categories from last year. I attribute most of this to the slow start in the beginning of the year due to the terrible winter we experienced. Sales did not really start going until April, were as in previous years it would begin in February. I do think we will catch back up with last year’s business at least with single family homes as we are experiencing a fairly high amount of activity now. The condo market continues to be sluggish in sales but is experiencing an upswing in average sales prices. Regarding the large drop in average sales price on the oceanfront, this only represents two sales, which were both purchased for land so that new homes could be built. Currently there are only eleven homes for sale on the oceanfront which has attributed to lack of sales. As always, if you have any questions on these statistics just let me know.
