April 30, 2010 sandbridgehouses

This past month was very busy in Sandbridge. The annual repairs of screens, decks, power washing and landscape activities are in full force. The particularly harsh winter has created a little more work for everyone. The past Sandbridge Civic League meeting was well attended with representatives from the City coming to talk about the beach nourishment program and a capital improvement project(CIP) designed to create better access to the beach.

Of utmost importance is the beach nourishment project. The bottom line is that the City is going to wait until fiscal year (starts in July) 2011 to do our next replenishment, unless we receive federal funds in the form of disaster relief from this past season’s storm. Virginia Beach including Sandbridge Beach was identified by the Army Corp of Engineers as a candidate, we just need an appropriation from Congress to get the project funded. Our city council representative, Barbara Henley did a great job going over our SSD and TIF funds, which are in good shape and if an emergency were to arise the City has assured the community it would step in and fund beach nourishment immediately. I’ll continue to keep everyone posted on this subject. For those that have not been to the beach lately, we are beginning to get our annual migration of sand back, and the beach looks good.

On the real estate side of things, we have a total of 6 houses pending sale and 4 condos. See links for details on these pending sales. See link for pending home sales; see link for pending condo sales.

Of note on the home sales, the first oceanfront home under contract this year. Property located at 3672 Sandfiddler is listed for $1,695,000. It should close sometime this month, I will post sales price in next newsletter. Regarding the condo sales, financing is currently very difficult, which has resulted in most of the transactions being purchased with cash.

That’s it for now.

Aloha,
Pat
